If you’ve been searching for timber pavilion pricing, you’ve probably noticed something frustrating — nobody gives you a straight answer. Most sites say “call for a quote” or give you a range so wide it’s useless.
We’re going to fix that.
These are real prices from real pavilion kits built by Woodland Construction in Henderson, Tennessee. Not estimates. Not “starting at” marketing numbers. These are the actual kit prices our customers pay, broken down by size and wood species.
What’s Included in Every Kit Price
Before we get into numbers, you need to know what you’re paying for. Every Woodland pavilion kit includes:
Pre-assembled trusses with 6×6 timber chords and webs. 8×8 pre-cut posts for sizes under 30 feet wide, 10×10 posts for 30 feet and wider. Headers, knee braces, and ridge beam. Solid 2×8 tongue-and-groove decking. Full roofing package. All structural and attachment hardware. Detailed drawings with measurements. All lumber comes pre-stained.
The only things NOT included are the concrete pad, shipping, and installation. Tennessee taxes are included in every price.
This matters because many competitors quote the frame only — no decking, no roofing, no hardware. When you compare prices, compare what’s included.

What Size Do Most People Choose?
Based on our quote data, the 20×20 is the most requested size overall. The 12×12 to 20×20 range represents the bulk of backyard buyer volume. For wedding venues and events, the 20×30 to 30×40 range is most common.
Here’s a rough guide by use case:
Backyard coffee corner or small retreat: 10×10 to 12×14 — fits 2 to 6 people comfortably.
Outdoor dining and family area: 12×16 to 16×20 — room for a table, chairs, and a grill.
Entertaining and outdoor kitchen: 20×20 to 20×30 — enough space for a full outdoor living room setup with seating, dining, and cooking areas.
Wedding ceremony: 16×20 to 20×20 — covers 30 to 60 guests for a ceremony.
Wedding reception or large event: 20×30 to 30×40 — handles 60 to 200+ guests with room for tables, a dance floor, and catering.
What Affects the Final Price?
Beyond size and wood species, a few options move the price up or down:
Stain: All kits come pre-stained. Opting for no stain saves $2,000 to $3,000. You can always stain it yourself after assembly.
Steel plating: Full structural steel plating is standard. Minimal plating reduces cost by $1,000 to $1,500.
Roof style: Metal roofing is standard. Gable ends, wagon wheel details, and custom truss designs add cost depending on complexity.
Shipping: Quoted separately and varies by location. We ship anywhere in the US. Local pickup is available at our Henderson, Tennessee shop.
How the Process Works
You don’t need to commit to anything to get a real price. Here’s how it works:
Tell us your size, wood preference, and how you plan to use it. We’ll come back with a specific quote — not a range — and a 3D drawing of your pavilion before we cut a single board. You approve every dimension before we build. The kit arrives pre-cut, pre-drilled, and ready to assemble. Most builds go up in a weekend with a small crew and basic tools.
